Publix 2.0: Rising From the Ashes With a Bigger, Elevated Rebuild on St. Pete Beach

Five months after a devastating fire gutted much of Dolphin Village, including its long-standing Publix, the plaza’s owners have officially confirmed what locals have been waiting to hear. A brand-new, larger Publix Super Market is coming to St. Pete Beach.

From Fire to Future

New York–based Brixmor Property Group, the company that owns Dolphin Village, announced plans to submit development proposals to the City of St. Pete Beach for a 51,000-square-foot store, expanding significantly from the former 33,000-square-foot layout.

The proposed design includes covered parking beneath an elevated building, a modern and storm-resilient approach that is becoming increasingly common in Florida’s coastal communities. The elevation adds protection against flooding and reflects a growing emphasis on long-term climate preparedness in construction.

Although no construction timeline has been finalized, officials expect both project approvals and the build-out process to take several years before completion.

Rebuilding With the Community in Mind

“Publix is a vital part of Dolphin Village,” said Matthew Ryan, Regional President for Brixmor Property Group. “We remain deeply committed to the community by working closely with the city to rebuild and revitalize Dolphin Village for future generations.”

Publix spokesperson Lindsey Willis shared a similar message, noting that the new store “reflects our dedication to providing a modern and convenient shopping experience while remaining a trusted part of the community we’ve proudly served for decades.”

City Hall Welcomes the Redevelopment

Mayor Adrian Petrila expressed strong support for the project, recognizing both the need for a full-service grocery store and the importance of building for long-term coastal resilience.

“The city recognizes the essential role that Publix plays in our community as well as the critical importance of resilient redevelopment,” Petrila said. “We look forward to working with Brixmor to strive for a timely and successful reopening.”

The Aftermath Still Lingers

The fire, which began inside a CVS before spreading through neighboring businesses, left a major portion of Dolphin Village in ruins. Although investigators have not announced an official cause, the impact remains visible. Boarded storefronts and fencing still surround much of the damaged property, serving as a reminder of the loss.

A temporary sign now directs shoppers toward the few stores that remain open, providing a small sense of normalcy amid the ongoing recovery.

A Sign of Change on Gulf Boulevard

This project represents more than just the return of a grocery store. It highlights how St. Pete Beach is adapting to its future. The new elevated Publix design mirrors the city’s broader shift toward flood-ready infrastructure and sustainable coastal development, especially along Gulf Boulevard.

Still, locals are paying attention. Many welcome the investment and modernization, while others worry the “next-generation” look could replace the familiar charm that once defined the plaza.

As the city begins reviewing plans, one thing is certain: the rebuild of Publix at Dolphin Village marks a turning point in St. Pete Beach’s coastal identity. It is bigger, more resilient, and built with an eye toward the next chapter of life by the Gulf.
